Real Estate Investment 101: Getting Started

Selling Your Multi-Family Property

If you are selling a multi-family dwelling, then you want to take steps to try to get an acceptable offer as soon as possible. You can find some tips in this article that can help you to sell the real estate faster. Here are some things to consider doing.

Try to have at least one unit that is empty

You may have the units rented, but you should try to have at least one that is vacant. This way, you will have a space to show that is staged the way you want. As far as units that you have rented, you want to be sure your tenants are given at least 24 to 48 hours notice that you will be showing their unit, depending on the laws in your state.

Show clean units

A major concern when you will be showing rented units will be knowing that your tenants will be keeping their homes as clean as possible. One thing that you can do to help ensure that the places are going to be kept as clean as you would like them to be would be to offer to pay for a house cleaner to come in to clean the units a couple of times a week. If your tenants agree to this, then it may be well worth it for you to take on this expense because it can help you to get the property sold faster.

Pay attention to the landscape

While you are spending a lot of time concerning yourself with everything that needs to be done regarding the inside of the units, you still want to be mindful of the landscape. Have a professional landscaper take care of any improvements that need to be made. Really consider planting flowers along each walkway leading to the porch areas of each unit. This can help them feel as if they are supposed to be there.

Be consistent throughout the units

You should try to be consistent with regards to the interiors of each unit. Try to have them painted the same color, give them the same flooring, and match the same hardware. When you keep things the same, it shows a nice flow from unit to unit. It also gives the impression that you have had everything done at the same time and recently. This lets the potential buyers know that things should last for a good period of time before they need to be concerned with repair issues.
